We invest our capital into entitlement work and earn a share of the value increase when the land sells. The specific structure is tailored to each deal.

What does DeveLander invest in?

All pre-development work: architecture, civil engineering, traffic studies, environmental assessments, zoning/rezoning applications, and the full permit package.

What happens if it doesn't work out?

If entitlements don't go through, DeveLander absorbs the loss. The landowner keeps the land.

How long does the process take?

Typically 6–18 months from agreement to entitled land, depending on the municipality and complexity of the project.

Do I have to take my land off the market?

No. Your land stays listed. We work alongside the existing sales process, not instead of it.

Can you show me the real numbers?

Yes. For every parcel we evaluate, we walk you through zoning path, potential density, development costs, and projected outcome — before you sign anything.

Who reviews the agreement?

Both sides use their own attorneys. We encourage landowners to have independent legal review.

Do you work with my broker?

Yes. We reach landowners through their brokers and include the broker in all conversations.
